We offer a range of services

Here at House Inspection Gold Coast, we offer a range of services that apply to the purchase, sale and maintenance of residential and commercial properties on the Gold Coast.

Not only do we conduct pre purchase building inspections, we also report on buildings that are preparing for sale. This pre-sale building report allows our clients to gather information on their properties condition and what may be required in order to present well as the home comes on to the market.

We are licensed builders and are not only in a position to investigate and document the overall condition of homes on the Gold Coast, Brisbane and South East Queensland, we can estimate the costs of any repairs required as well as carry out building work.

New properties near completion often require an expert and unbiased opinion on the standard of finish that has been provided. In this case, our Gold Coast building inspectors conduct a defect or handover report. For the purpose of this exercise, our building inspectors highlight any defect or below standard workmanship. A removable sticker is placed adjacent to the defect. It is numbered and documented in our report. A photo of the defect is cross referenced with the number and the report indicates the defect and its location. These types of reports are recommended prior to the final payment being made to the building company.

If your property has a pool, you are required by law to make it compliant with Australian safety standards. House Inspection Gold Coast has building inspectors that are qualified in pool safety compliance and can carry out any necessary repairs in order for the property to become compliant and certified.

Our pre purchase building inspections Gold Coast identify any major structural damage, defective secondary elements, any safety risks such as fire safety issues or dangerous materials such as asbestos as well as the risks of tripping, electrical or hygiene matters.

A pre-purchase or pre-sale building inspection may be useful in negotiating a sale price before a contract becomes binding.

Recently, one of the clients was able to negotiate the price of a property because our building inspector identified a leak behind the tiles of a shower recess in the home’s main bathroom. Using a thermal imaging camera and a highly sensitive moisture meter, the inspector discovered a water leak. The estimated repair cost of $5000.00 was negotiated between the parties. This highlighted the benefit of having the inspection done.
